Greetings Friends!
 
It's been an extremely active market since June and we are not seeing any slowdown in sight. Homes across all price ranges have been selling, with buyer demand at an all-time high. It is mostly being driven by the historically low interest rates, in addition to finding a home that is more suited for today's new way of living and working from home.

Across the county we are still experiencing a major lack of inventory; however, this also means right now is an excellent opportunity to take advantage of the lower competition to get your property sold before the holidays.
 
If you are currently looking to buy, don't let the lack of inventory scare you! While it may look like a strong Seller’s Market, there are plenty of great buying opportunities happening every day too.

Months of Inventory based on Closed Sales (MOI based on Closed Sales)
MOI based on Closed Sales = the number of properties for sale divided by the number of properties sold.
 
Calculated by dividing the number of homes that closed sale in a given calendar month, into the number of homes that were active at the end of a given calendar month. Typically expressed as “If no other homes were listed as of the end of that month, and the current pace of sales prevailed, it would take X number of months to sell through the current inventory.”

<3 = seller’s market
3-6 = neutral market
>6 = buyer’s market
